High School Football in Austin

Anyone who knows anything about Texas and football knows that high school football is huge in this state. When anyone who knows Austin thinks of state championship games, they usually think about Westlake. Well, not this year.This year the Austin area has three teams in state championship games. Liberty Hill was back for the second year in a row last weekend, winning the state 3A Division I title game. Pflugerville is playing Katy tomorrow in the championship in the 5A Division II game. With a 3-loss season, I don't think a lot of people would have predicted Pflugerville would be in the state championship game, but they are playing in the Alamodome tomorrow.Perhaps the biggest surprise if you asked anyone at the beginning of the year is Lake Travis. Austin is a Leader in Home Price Appreciation

Here is one more source showing that the Austin-Round Rock single-family housing market continued to be strong in terms of price appreciation through October, 2007. This one, by First American LoanPerformance, show Austin to have had an over 8.5% rate of appreciation from October, 2006 through October, 2007. The Lake Travis Middle School choir holiday performance was last week at Lake Hills Church in Bee Cave. It wasn't at the Lake Travis High School performing arts center as it should have been due to a lot of construction. The acoustics were wonderful, the lighting was great and the kids were fabulous.I think you will agree that the kids sound really good. What may be of interest is that this is an 8th grade elective class, not a choir the kids try out for. The choir teacher is Andrea Snouffer and the kids absolutely love her. She deserves all the credit in the world for getting great things out of her students. This is an excellent example of one of the things that make Lake Travis ISD schools great. Want Golf? Try Lakeway, TX

Does this image tell you something? Perhaps not, but the next one will. This is the water tower at the Lakeway Blvd. entrance to Lakeway. It is painted to look like a giant golf ball on a blue tee. Just to the west of Austin on Lake Travis is the city of Lakeway. Once a retirement community pretty far from Austin, Lakeway is now a bedroom community of Austin. It isn't all about golf, but Lakeway certainly is a golfing community.With four private courses in Lakeway and one public and two more private courses within 15 minutes, there is a lot of golf to be played in and around Lakeway. Within Lakeway are the Youpon and Live Oak golf courses. A group called Scarborough Research just released a list of top blogging cities in the country and Austin is #1 on that list. What the study said is that 15% of Austin residents over the age of 18 add blog content or read blogs regularly. It also tied in top blogging cities with being very tech savvy in general. Making an Offer in Today's Real Estate Market

If you are a real buyer looking in any market right now, there is something you absolutely must do in order to be taken serious when making an offer. You absolutely must have a pre-approval letter or if paying cash, you must have a letter from a financial institution stating that you have sufficient funds to purchase the property. Many Listing Agents are hesitant to present an offer without a letter showing that financing is approved. Some Buyer's Agents I know won't even put a buyer in a car without seeing a letter.If you are borrowing, ask your lender to get you pre-approved up to a certain price point. When you see a house you want to make an offer on, the lender should write a letter stating that you are pre-approved for a loan for that particular property. Don't have the lender put in a price, just the address. You don't want to give any information you don't need to give.If you are paying cash, do something similar. Ta ...

Austin seems to be all over the news lately, coming out on top 10 lists for all sorts of things. Golf Magazine ranks the Austin-Round Rock area as the top city in the country for golf in 2007. New Lakeway and Bee Cave Communities

Two new communities are coming on line in the Lakeway and Bee Cave area.North Lakeway features town homes and single family homes. The prices range from the low 300's to the mid 400's. The town homes are 2,500 to 2,600 square feet. The single family homes are 2,250, 4,000 square feet. This project features great Hill Country and Lake Views. North Lakeway can be accessed from Clara Van Trail off of RR 620 or a gated entrance from Clubhouse Drive in Lakeway. The Lakeside section features home sites up to one - half acre. Sam Kambo is a man from Sierra Leone, Africa who came to the states in 1994 on a work visa. He was a leader of a group that overthrew his country's government in 1992, but there doesn't seem to be much to support allegations that he actively parcipated in atrocities against his people. From everything I have read, he sounds like a pretty good guy. So why is our federal government wanting to throw Sam out of the country while it lets people sneak so easily across our borders and work illegally in our country all the time? The porosity of our borders is disgusting, yet the feds make gaining citizenship really difficult on people who are here for the right reasons. Austin Home Price Appreciation Top 10 in America

There was a tiny story in today’s Statesman about how Austin continues to buck the national trend. There was a list of 10 cities around the country that have seen good home price appreciation this year and over 5 years. The list and my comments:Wenatchee, WA – this is a small town a little less than half way between Seattle and Spokane. The one year rate of appreciation was almost 16% and the 5 year rate was just over 79%.Provo-Orem, UT had rates of 14% and 51% respectively. This area is on the east side of Utah Lake, just south of Salt Lake City. This area picked up around 100,000 people between 1990 and 2000.Grand Junction, CO had appreciation rates of 14% and 66%. Grand Junction is in western Colorado near the border of Utah. Grand Junction grew its population from 1990 to 2000 by around 27%.Ogden-Clearfield, UT saw rates of 14% and 42% over 1 year and 5 years. The Domain Grows

One of the developers of the Domain is moving forward with a new phase. That includes adding a Whole Foods store, bringing in another high-end department store like the Neiman Marcus and Macy’s that is already in the part of the Domain developed by Simon Properties, securing tenants for the first of several office buildings and additional development. Endevor plans on adding enough living and office space to house 6,000 residents and almost 18,000 office workers. There will be condos, apartments and townhomes for buyers and renters.Macy’s, Neiman Marcus and a new Nordstroms will be huge draws, but Whole Foods might be even bigger.
